Can I enjoy my second home whenever I want?
Yes. You decide the occupancy periods: you block your dates for stays with family or friends and we rent out the home the rest of the time. Your calendar stays 100% flexible and your comfort comes first.
What is the fee for a second home?
25% commission on rental income, no subscription, cleaning fees charged to the guest. The commission includes professional photography, listing creation, dynamic pricing, guest verification, welcome, professional cleaning, 7/7 assistance and the welcome gift box. Linen sets (+3%), pool technician and gardener are optional, on quote.
Who looks after guests and emergencies while I am away?
Our team welcomes every guest on site, remains available 24/7 during the stay and handles bookings, reviews and the unexpected. Profiles are verified before every booking and we take deposits. In case of damage, Airbnb's cover (AirCover) applies and we handle the procedures.
Who maintains the pool and the garden?
We work with certified pool technicians and professional gardeners, on quote, and we coordinate their visits so that your property always looks its best. Professional cleaning and high-end linen are included in the commission.
What if I do not want to rent out my second home?
Belles Villas also offers property management for unrented second homes: a dedicated house manager coordinates your providers (pool, garden, cleaning, works), carries out regular home checks with a photo report and prepares the house before your stays, from €250 per month.
