Belles Villas concierge: pricing and how it works
Belles Villas is an Airbnb and Booking concierge in Provence, founded in 2024 by Victor Charpentier and Tristan Marandin. This page explains what we charge, what our commission covers and how working together goes, for an apartment in Aix-en-Provence as well as a villa with a pool.

What the 25% commission covers
Before your property goes live
- A visit of the property and a free income estimate, with no obligation.
- Advice on equipping and presenting the property for holiday rentals.
- A photo shoot by a professional photographer.
- Writing and creating the listings on Airbnb and Booking.
- Setting prices, house rules and a minimum nightly price agreed with you.
During stays
- Prices adjusted every day to the season, events and demand.
- Replies to guest enquiries and messages, before and during the stay.
- Guest profile verification before every booking.
- Welcome and key handover by a member of the team.
- Guest assistance 7 days a week.
- Cleaning and linen organised between every stay, and a check of the property at departure.
- Welcome products (soaps, tea, coffee) and a welcome gift box, paid for by Belles Villas.
- A reply to every guest review.
For you, the owner
- One contact on the ground, reachable directly.
- A calendar that stays yours: you block your dates, we rent the rest of the time.
- Follow-up of bookings, reviews and income.
Cleaning and linen: at cost
Cleaning fees are shown on the listing and paid by the guest for each stay. We set them at the real cost of the job, cleaning time on site and linen time included, with no margin: cleaning is not a source of income for Belles Villas, and a fair price makes the listing more attractive.
Example: for a 3-bedroom, 100 m² house, we count about 4 hours of cleaning and 2 hours of linen, that is 120 EUR of cleaning fees per stay.
The household linen (sheets, towels) is the property's own: we take care of rotating and washing it between stays.
Worked example for one stay
A one-week stay booked on Airbnb. After its own commission, Airbnb pays out 2,000 EUR, cleaning fees included.

Tourist tax, paid by the guest and passed on to the town, is not part of the calculation.
The contract
- Open-ended contract that can be ended at any time with one month's notice. Bookings already confirmed on the termination date are honoured.
- On Airbnb, the listing is created or taken over on your own account and Belles Villas is added as co-host: you keep the listing, its reviews and its history. Airbnb pays your income directly to you and pays Belles Villas its commission and the cleaning fees.
- You set a minimum nightly price with us, and we never go below it.
- You stay in control of your calendar for your own stays.
What the commission does not cover
- Pool and garden upkeep, arranged with you depending on the property: we coordinate pool technicians and gardeners, on quote.
- Works and repairs, always after your approval.
- The property's furnishings and household linen.
- Home insurance and declaring your rental income.
Damage and security
Every guest is verified before booking. On Airbnb, damage falls under AirCover for Hosts. On Booking and for direct bookings, we take a card pre-authorisation valid for the whole stay. If anything is damaged, we handle the claim for you.

Pricing questions
How much does the Belles Villas concierge cost?
25% of net rental income, with no subscription. Net income is what remains after the platform's commission, cleaning fees and tourist tax. Cleaning and linen are paid by the guest, at cost. For a stay that brings in 1,880 EUR net, the commission is 470 EUR and the owner receives 1,410 EUR.
Is the commission taken on the price the guest pays?
No. It applies to net income: Airbnb's or Booking's commission, cleaning fees and tourist tax come off first, then Belles Villas takes 25% of what remains.
Who pays for cleaning and linen?
The guest, for each stay, through the cleaning fee shown on the listing. Belles Villas sets it at real cost, with no margin: about 120 EUR for a 3-bedroom, 100 m² house, linen included. The household linen remains the property's own; we take care of rotating and washing it.
Is there a minimum term?
No. The contract is open-ended and can be ended at any time with one month's notice. Bookings already confirmed are honoured.
